This is a Full-time position in Waterloo, QC posted August 8, 2021.

POSITION SUMMARY:Lexington Park is looking for a highly motivated individual who will be proactive and accountable.

In this position you will be responsible for maintaining optimum level of property standards, be the main liaison for tenants, oversee your own property portfolio.

Diligence and attention to detail are critical components of the successful candidate.

Direct reporting will be to the Director of Property Operations.KEY ACCOUNTABILITIES:Administer and ensure compliance of the terms of all tenant leasesMonitor and follow-up on tenant maintenance requestsPreparation of annual property operational budgets and capital planningWorking with Property Admin, monitor residential receivables and ensure that tenant notices are produced and served as required and outlined in the Policy and Procedure.Coordinate with Property Admin to ensure delivery of rent increase notices & N4 Eviction forms as required monthly or more.Maintain all residential tenant files (both paper & computer), ensuring that all notes are in computer & notices are filed with certificates of services and all incidents are documented.Attend Tribunal hearings to process evictions & claims.Deal promptly with all tenant calls, prioritizing high importance items, noting in Yardi memo’s.Serve miscellaneous notices, post informational notices in lobbies, and attend various property inspections by those directed by Director, Property Operations.Approve all invoices for payment and ensures account allocations are correctReview and analyze monthly variance reportsReview ARR and Rent SchedulesConduct quarterly residential unit inspectionsAssist in the preparation of financial and management reportsSupport the Asset Management team with the due diligence process in the event of a disposition or acquisitionContinually look for efficiencies and/or new revenue streamsOnboard new tenantsWork with facilities project manager to oversee and understand portfolio projectsMaintain accurate records, rent rolls, delinquency reports, move-in/move-outs, etc.Provide direction to facilities departmentPrepare quarterly market rent analysis for all residential propertiesDeal with resident concerns and requests on timely basis to ensure resident satisfaction with managementFollow-up for renewals and terminationsMaintain optimum residential tenancy by addressing tenant issues effectively to ensure long term tenancy, referring to the lease agreement & Landlord Tenant Act.Maintain the highest level of customer service in relation to residents and owners.Communicate effectively with all residents and other external parties.

Ensure that any areas of concern are addressed promptly and thoroughly.Direct and manage resident functions in such a matter as to win and maintain the respect and goodwill of all residentsFocus on resident retentionAssist and ensure all resident complaints are handled promptly and appropriatelyOther duties as requiredQUALIFICATIONS:
· 3-5 years’ experience as a Property Manager (residential)
· Conscientious individual with a sense of urgency
· Logical and analytical problem solver with good decision-making skills
· Detail-oriented, accurate and highly organized
· Personable with the ability to interact well with others, a team player
· Ability to multi-task and effectively manage priorities under pressure
· Ability to communicate effectively and professionally, both oral and written
· Strong working knowledge of MS Word, Excel, and Outlook
· Must have a valid driver’s license and access to a vehicle at all timesASSETS:
· Experience with Yardi software
· Condo Management experience
· CPM and/or RCM DesignationEDUCATION:
