Hays: Project Manager, Development


This is a Full-time position in Montreal, QC posted February 25, 2021.

ResponsabilitiesThis is an opportunity to manage the planning and execution of the development, redevelopment, and large existing asset projects.

The ideal candidate is self-motivated and detail-oriented.

The candidate must be organized and have proven capabilities in multi-tasking, collaborating, budgeting, problem solving and prioritizing workloads.

Establish, monitor and manage overall project schedules, budgets and execution of projects; Work with all internal stakeholders in the implementation of projects; definition, objectives,risks, assumptions, roles and responsibilities, the work breakdown structure, milestones and deliverables; Oversee the identification of project scope and provide detailed descriptions for the bidding process; Oversee the evaluation and review of tenders and submit recommendations on the selection of consultants and contractors with based on price, quality of work and reputation; Create, evaluate and maintain a Development Pro-FormaAttend meetings, events by City Councillors, and planning staff as part of the public presentation of the development projects; Coordinate municipal approval process, including liaising with Allied consultants / lawyers and municipal planners; Perform due diligence on potential development opportunities, including planning restrictions, design opportunities and financial implications; Oversee and coordinate all Property, Landlord or Tenant leasehold improvements within assigned projects; Follow closely all internal Standard Operating Procedures; Prepare and follow up on project deficiency reports and conduct project post mortems in order to identify areas for improvement; and make recommendations based on findings; Assist in the development, and implementation of the project plan after the project is awarded.

Ensure adherence to the project schedule, budget and security of life and property through risk assessment and preventive actions; Conduct routineinspections of the project site and ensure that Work Safe Practices are being followed; Identify and resolve conflicts within projects; create contingency plans to mitigate risk; Maintain project tracking systems and files including all drawings, permits, studies and reports, close out documents (warranties and Operating and Maintenance Manuals), etc.; Prepare RFP documents for the procurement of consultants and contractors; Engage with allinternal stakeholders during the development process; Help develop and foster relationships with consultants and contractors; All other duties as required.QualificationsUniversity degree or college diploma in a related field; MBA or Masters of Real Estate preferred.Minimum 5 years’ experience in development, project management, construction, planning or engineering; Strong interpersonal skills, including a proven ability to build relationships; Collaborative worker; effective member of a team; Good understanding of the municipal approval process, construction, and design; Strong verbal and written communication skills; Strong analytical skills; An assertive self-starter with the ability to work independently under minimal supervision; Confident to ask questions and for support when required; High level of attention to detail; Ability to remain focused on multiple development projects; Strong computerskills with good knowledge of MS Excel and MS Word; Fluent in English and French.What you will get Our client is a leading owner, manager and developer of (i) distinctive urban workspace in Canada’s major cities and (ii) network-dense urban data centres in Toronto that form Canada’s hub for global connectivity.
